Dubai Rental Process

The sequence from viewing to move-in, and where delays usually happen.

The process is short compared with many markets, but it is document-heavy and moves quickly once an offer is accepted. Being prepared is what prevents losing a unit.

1. Viewing and offer

Viewings are typically arranged through the landlord or a registered broker. An offer covers the annual rent, the number of payments, the start date and anything to be repaired or provided before move-in.

2. Contract and payment

Once terms are agreed, the tenancy contract is signed and the security deposit and first payment are made. Agency fees, where applicable, are usually settled at this point.

3. Tenancy registration

The tenancy is registered through Ejari. The registration certificate is generally required for utility connections and for various administrative processes.

4. Utilities and cooling

Electricity and water accounts are opened in the tenant's name, and where district cooling applies, a separate account is usually needed with the cooling provider. Both typically require a deposit or activation fee.

5. Handover

  • Inspect the unit and record its condition in writing, with photographs.
  • Check that all keys, access cards and parking permits are provided.
  • Test air conditioning, water pressure, appliances and any reported defects.
  • Confirm who to contact for maintenance and how requests are logged.

Where delays happen

  • Missing documents from the tenant, particularly for new arrivals.
  • Landlord approvals when the property is managed by an agent on behalf of an overseas owner.
  • Utility connection timing, which affects the practical move-in date.
  • Repairs promised verbally but not written into the contract.
