Security deposit
A refundable security deposit is standard, held by the landlord against damage beyond fair wear and tear. Furnished properties commonly attract a higher deposit than unfurnished ones.
Document the property's condition at handover in writing and with photographs. That record is what protects the deposit at the end of the tenancy.
Agency fee
Where a registered broker is involved, an agency fee is normally payable at contract signing. It should be agreed in writing in advance, along with what it covers.
Registration and administrative costs
