What this tool does and does not do
- Official costs are calculated from published DLD rules; variable costs are your own estimates.
- Off-plan purchases register through the initial sale registration (Oqood) process, no second 4% fee is applied, and the AED 1,000 Oqood self-registration fee is published as a developer fee, so it is not added to buyer costs.
- The default registration share is the officially published 2% purchaser share; the full 4% is an optional scenario, not a legal buyer obligation.
- Broker commission, developer and NOC fees are not government-fixed amounts.
- Bank arrangement, valuation and insurance costs vary by lender.
- Service charges, utility deposits and move-in costs are ongoing or post-transfer items.
Frequently asked questions
- How much does it cost to buy an apartment in Dubai?
- Beyond the purchase price, buyers typically budget for the Dubai Land Department transfer fee, a title deed issuance fee, a registration trustee office fee, and: where applicable: mortgage registration costs and agency commission. The exact amounts depend on the current official fee schedule and your transaction.
- What is the DLD sale registration fee in Dubai?
- The Dubai Land Department sale registration fee totals 4% of the purchase price and is published as 2% seller and 2% buyer. Which share is actually paid by whom depends on the contractual setup of the specific transaction, so it should be checked for each purchase.
- Are agency commission and NOC fees fixed in Dubai?
- No. Agency commission is a market convention and negotiable, and developer NOC fees are set individually by each developer. They are not government-fixed amounts, which is why this tool treats them as optional, editable inputs.
- How much is mortgage registration in Dubai?
- Mortgage registration is charged at 0.25% of the mortgage value and applies only where the purchase is financed. Bank arrangement, valuation and insurance charges are separate, lender-specific costs and are not government-fixed.
- Do off-plan buyers pay the 4% fee twice in Dubai?
- No. Off-plan purchases are registered through the Dubai Land Department provisional registration (Oqood) process; this does not create a second 4% registration fee on top of the sale registration fee. Any developer or administration charges are transaction-specific.
- Is this calculator an official fee quote?
- No. It is an estimation tool using rates you enter yourself. Official fees are set and updated by the Dubai Land Department and other authorities, and must be confirmed with them or a registered trustee office before you commit.
