Dubai Creek Harbour is a large waterfront masterplan on the eastern side of Dubai Creek, opposite the Ras Al Khor Wildlife Sanctuary. Unlike the Marina or JBR, it is a district in progress: some phases are complete and occupied, others are construction sites.

Buying or renting here is partly a decision about the finished plan rather than about what exists today, which is a materially different risk profile from a mature district.

Location

The district sits inland of the coast on the creek, near Ras Al Khor and roughly between Downtown Dubai and Dubai International Airport in road terms.

Access is via Ras Al Khor Road and Nad Al Hamar Road. The drive to Downtown is short in off-peak conditions and considerably longer at rush hour.

Lifestyle

Life centres on the Creek Marina promenade and Creek Beach: waterfront cafés, an outdoor pool and beach area on the creek, running paths and open plazas.

It is calmer and more contained than the Marina, with fewer visitors, but also fewer everyday services in the phases still being delivered.

There is no metro station inside Dubai Creek Harbour. Residents drive, and the district's road connections funnel through a limited number of access points.

As further phases complete, traffic loading on those access roads is a reasonable thing to ask about before committing.
